Fordham is designated as a Large Village by the Council under the East Cambridgeshire Local Plan. Fordham is well located for access to Ely, Cambridge, Newmarket and the wider region. Transport links are provided by the nearby A142 and A14, the nearest railway stations are located at Ely and Newmarket.

Description
The property extends to an area of approximately 2.26 hectares (5.58 acres) and comprises a level greenfield site, which is currently an uncultivated arable field and horse paddocks. The site is accessed directly from Soham Road.

Planning
Outline planning permission (ref: APP/V0510/W/18/3195982) was granted at Appeal on 5th November 2018 for residential development, with all matters reserved except access, for up to 52 dwellings and associated development including public open space at Land to the North East of Soham Road, Fordham, Cambridgeshire, CB7 5LB in accordance with terms of the application, ref:17/01572/OUM, dated 31st August 2017, and subject to conditions.

The approval is subject to a Unilateral Undertaking (Section 106 Agreement), which secures monies for infrastructure including a contribution of 37,680 towards improvements to the A142/A1123/ Fordham roundabout. The s106 also secures the provision of 40% affordable housing on the development, provision for open spaces, a play area and Sustainable Urban Drainage System within the appeal scheme including their on-going management and maintenance. The Council's RECAP waste management Supplementary Planning Document requires developers to provide for household waste receptacles as part of the scheme. The agreed financial contribution is 43 per dwelling.

Access Road
Vehicular access to the site is from the public highway on Soham Road.

Wayleaves, Easements, Covenants and Rights of Way
There are no public rights of way running through the site. The property is sold subject to all wayleaves, easements and covenants and rights of way whether or not disclosed.

Tenure
The freehold of the property as shown edged in red on the plan is offered for sale with vacant possession on completion.

Value Added Tax
The vendors have made an election to charge VAT, and VAT will therefore be payable on the purchase price of the land.
